Steps to Purchasing a Home:

Organise your finance – phone Burns & Burns for contacts to home loan specialists.

Do your homework – work out which area best suits your budget, distance to work, schools, shops and transport. Don’t work on too big an area or you will spend many unnecessary hours on the road.

How do you find out what properties in the area you are searching have sold for? The Sydney Morning Herald Price Guide, the North Shore Times Auction Results, Council records and your sales consultant at Burns & Burns Sales.

Please contact a sales consultant at Burns & Burns who will liaise with you and service your individual needs.

Once you have found a home you really like ask your sales consultant to send a copy of the contract to your nominated Solicitor or Conveyancer.

If a building and pest inspection hasn’t been carried out by the Vendor then it would be in your best interest to arrange an inspection. These inspections will advise you of any pest activity and will alert you as to what needs to be done in the home. If you are concerned about the inspections – speak to directly to the inspectors to clarify any issues. Burns & Burns properties usually have these reports available.

After your solicitor or conveyancer has read through the Contract and you are satisfied with both the contents of the Contract and Building & Pest inspections, you are now in a position to make an offer on the home through your Sales Consultant.

Your offer has been accepted – what next? The Contract needs to be authorised and a 10% deposit paid. Your solicitor and Burns & Burns Sales Consultant will guide you through the process.

Generally speaking, settlement is 6-8 weeks from date of exchange, unless otherwise arranged. Your solicitor/conveyancer may suggest a pre-settlement inspection prior to settlement taking place.
